For some time we have recognised that the industrial activity on the marina is out of sync with our neighbourhood, and the future of our part of the Gold Coast. Our application is for a Preliminary Approval to allow us to cease the industrial activity on the site and master plan the redevelopment of the marina over an extended time period with a mix of high quality residential and retail space.
Yes. Whilst the marina will continue to be private, we intend increasing public access and connectivity to the water's edge in a safe and secure way.
The retail precinct will reflect the marina, the quality of the proposed development and our beautiful Gold Coast lifestyle. Traditional marina retail offerings like boat sales and chandlery will be supplemented with a deli or providore, specialist fresh food outlets, cafes and restaurants. A precinct of this quality will be a benefit for our neighbours and our residents.
The advice we have received is that a development of this quality, with the expanded open space and improved amenity that it provides, may have the effect of improving surrounding property values by between 10 and 15%.
We are planning a number of buildings across the site, to be constructed in stages.
Buildings will be as low as two stories at the edges and with buildings of variable height across the development.
At the northern entrance to the marina at our most eastern point we have designed a building of premium residences that will be sixteen stories. This building will be the culmination of the redevelopment and is staged to be built last.
The Preliminary Approval does not entitle us to immediately commence construction. It merely puts in place the planning framework for any future Development Applications.
If the appropriate construction approvals were granted building on site will be staged over about a 10 year period.
Off street, underground car parking for all residents and their guests will be a requirement of approval. For the improved retail precinct and our existing marine operations off street parking will be in place.
Yes. The wet berths of the marina will continue to operate as they currently do.
The rejuvenation of the marina will expand economic activity for our part of the Gold Coast, promoting secure jobs and opportunities for locals.
We believe for the existing small businesses and new businesses attracted to the project, this is an exciting opportunity for growth and the chance to be part of an exciting and vibrant new Runaway Bay Marine Precinct.
